In fact, when we saw National Doughnut Day on the home page of MSN last week, we thought it was a joke of some kind.  After some quick &lt;strong&gt;Google&lt;/strong&gt; searches, though, we learned that it was legit.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;National Doughnut Day was established in 1938&lt;/strong&gt; by the Chicago Salvation Army to raise much-needed funds during the Great Depression, and to honor the Salvation Army "Lassies" of World War I, who served doughnuts to soldiers on the front lines.  It is celebrated each year on the first Friday in June.&lt;br /&gt;&lt;br /&gt;We are not exactly sure why this was the first year we had heard of National Doughnut Day, but even owners and employees of the &lt;strong&gt;Donut Nook in Vancouver WA &lt;/strong&gt;were surprised by the overwhelming response.  It seems that there were a lot of other people that just learned of National Doughnut Day and chose to celebrate.  They stopped by the &lt;strong&gt;Donut Nook &lt;/strong&gt;to get a dozen or two (or six!) of the delicious treats to share with their friends and coworkers.&lt;br /&gt;&lt;br /&gt;A friend of ours who recently relocated to the area was among them.  She had been looking for a place to get ‘real' doughnuts in the Vancouver area, and we suggested &lt;strong&gt;Donut Nook&lt;/strong&gt;.   She and the coworkers she surprised report the freshly made doughnuts from &lt;strong&gt;Donut Nook &lt;/strong&gt;to be some of the best they've ever had.  The place offers a varied selection, the doughnuts are substantial, both in size and texture, and they are priced fairly.&lt;br /&gt;&lt;br /&gt;With the mad rush of National Doughnut Day behind us, we encourage you to visit &lt;strong&gt;Donut Nook&lt;/strong&gt;. It is a movie about a gifted eleven year old girl who overcomes challenges at home and makes it to the National Spelling Bee.  When we saw the descriptor on NetFlix, we questioned whether we really wanted to order it or not.  We are glad we did, as we very much enjoyed the movie.&lt;br /&gt;&lt;br /&gt;There was a quote that really resonated with us and we want to share it:&lt;br /&gt;&lt;br /&gt;&lt;em&gt;"Our worst fear is not that we are inadequate, our deepest fear is that we are powerful beyond measure. The article told the story of a parrot that flew from his cage in Nagareyama, near Tokyo, and was lost.  The parrot was rescued by police and, after spending a night at the station, was transferred to a local veterinarian.  Though tight-beaked with the police, the parrot ultimately opened up at the vet's office, saying "I'm Mr. Yosuke Nakamura" and gave his full home address.  After entertaining the staff with a few songs, Mr. Yosuke Nakamura was happily reunited with his family.&lt;br /&gt;&lt;br /&gt;Other pets may not be quite so articulate.  That's why many areas require pet licensing. By obtaining the required pet license, responsible owners provide for the emergency services that protect their pet companions. Pet license fees are the source of revenue, which support the animal ambulance, shelter, public safety and cruelty investigation services.&lt;br /&gt;&lt;br /&gt;All dogs and cats, as well as wild and exotic pets, maintained within the city of Vancouver, and unincorporated Clark County are required to be licensed. Licenses for puppies and kittens are free. We had visited the home a couple years ago when it was still being renovated.  It was wonderful to step back into the home recently and experience what a warm, comfortable and inviting place it has become.&lt;br /&gt;&lt;br /&gt;The Briar Rose Inn is a 1908 Craftsman style home listed on the Local Historic Register and located in the heart of historic downtown Vancouver, Washington. Part of our challenge was to find affordable products (the place is over 4,000 square feet), that still looked nice.  We considered installing hardwood floors, but realized we'd be spending upward of $50k even if we installed them ourselves!  We knew we needed to find an alternative.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;We were at our local Home Depot&lt;/strong&gt; and one of the employees turned us on to &lt;a href="http://www.homedepot.com/webapp/wcs/stores/servlet/Navigation?Ntk=AllProps&amp;N=10000003+90401+4217&amp;storeId=10051&amp;langId=-1&amp;catalogId=10053"&gt;TrafficMasterTM Allure Resilient Vinyl Plank Flooring&lt;/a&gt;.  It's an amazing new vinyl product that looks more like real wood that any of the laminate floors we've seen.  You can even feel the texture of the woodgrain and knot holes!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Better yet, the flooring is waterproof and easy to install&lt;/strong&gt; ... even for the beginnning do-it-yourselfer.  It can be layed over most any old flooring that is somewhat level, and can be cut with a utility knife (no saw or special tools required!).&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The finished product looks great&lt;/strong&gt;, is very durable, and many people won't realize that it's not traditional wood flooring.  Several people have asked us if we installed the floors ourselves or if we refinished the original floors.  An appraiser was even surprised to learn that the floor was vinyl!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;We understand the product is exclusive to Home Depot&lt;/strong&gt; and, right now, it's being advertised in our market for as low as $1.69 per square foot.  You can't even get carpet installed for that price!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;When we first came across the product&lt;/strong&gt;, it was only available in oak, cherry and hickory (hickory is our favorite).  Looking at the &lt;a href="http://www.homedepot.com/webapp/wcs/stores/servlet/Navigation?Ntk=AllProps&amp;N=10000003+90401+4217&amp;storeId=10051&amp;langId=-1&amp;catalogId=10053"&gt;Home Depot website&lt;/a&gt;, though, it looks like it is now available in a number of other finishes including country pine, wild cherry, antique elm, barnwood, piedmont ash, apple blond, dark walnut, golden maple, summer pine, bamboo, and a number of 'tile look' finishes.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;We have found cleaning and maintenance to be quite easy&lt;/strong&gt;.  We vacuum regularly with a hard surface setting/attachment.  Rather than using a mop or other similar tool that could leave a residue, we use our steamer every week or so.  Despite what some people may tell you, we don't recommend any type of sealer. Based in Woodland WA and servicing Clark and Cowlitz counties, Magikal Miniatures offers a unique, fun and educational party experience for children.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;‘Tiny Tim’ and family will come right to your home &lt;/strong&gt;or nearby park and offer carriage rides for parties of up to 12 children, as well as instruction and hands-on experience feeding and petting small animals. The gardens are absolutely beautiful, boasting some of the best and largest specimens of several tree varieties in addition to the beautiful lilac and flower gardens.  &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Story of the Lilac Lady&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;Hulda Klager came to the US from Germany with her family in 1865 when she was two years old.  Her family moved to Woodland, Washington in 1877 when she was 13 years old, purchased farmland and built a home. &lt;br /&gt;&lt;br /&gt;While she was recovering from an illness in 1903, some of her friends brought her a book by Luther Burbank, a renowned hybridizer at the time.  In 1905 she began hybridizing lilacs and by 1910 she had created 14 new varieties. By 1920 she had developed so many new varieties that she decided to hold an open house each spring when the lilacs were in full bloom to share her efforts with other lilac enthusiasts. This practice caused her to become known as "The Lilac Lady." &lt;br /&gt;&lt;br /&gt;Around 1930 neighboring towns began sending delegations during Mrs. Klager's "Lilac Week" to choose one of the new varieties she had developed to be named for their community. In this manner lilac varieties such as the "City of Longview," "City of Kalama," "City of Gresham," and "City of Woodland" were designated. Through the years, Mrs. Klager has been honored by many organizations for her work as a leading hybridizer of lilacs. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href="http://bp2.blogger.com/_ARDL3y9_ImI/SBUSsrfJcSI/AAAAAAAAAHw/JZnnGpxrT3c/s1600-h/Towers.JPG"&gt;&lt;img style="float:left; margin:0 10px 10px 0;cursor:pointer; cursor:hand;" src="http://bp2.blogger.com/_ARDL3y9_ImI/SBUSsrfJcSI/AAAAAAAAAHw/JZnnGpxrT3c/s320/Towers.JPG" border="0" alt=""id="BLOGGER_PHOTO_ID_5194078304038646050" /&gt;&lt;/a&gt;&lt;strong&gt;A Tough Row to Hoe&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;But Hulda Klager's career as a hybridizer had many challenges to go along with her great success. Following the death of her husband, Frank Klager, in 1922, she contemplated abandoning her work with lilacs, almost throwing away a number of hand-pollinated plants she had taken a special interest in. But her son Fritz insisted that she continue to nurture them and from these plants came some of her very best lilacs. &lt;br /&gt;&lt;br /&gt;The spring of 1948 brought another great adversity when the swirling waters of the Columbia River swept across her property, wiping out her lilac gardens and nearly every other shrub on the place. Only the big trees withstood the flood but undaunted and at the age of 83, she set about rebuilding her garden. Many people who had purchased her lilacs in the past returned starts to her so she could replace her losses. &lt;br /&gt;&lt;br /&gt;It took two years and a great deal of work but in 1950 she was able to again open her gardens for Lilac Week once again - a practice she continued until her death in 1960. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href="http://bp1.blogger.com/_ARDL3y9_ImI/SBUS1bfJcTI/AAAAAAAAAH4/tHAECQVuO8M/s1600-h/Sign.JPG"&gt;&lt;img style="float:right; margin:0 0 10px 10px;cursor:pointer; cursor:hand;" src="http://bp1.blogger.com/_ARDL3y9_ImI/SBUS1bfJcTI/AAAAAAAAAH4/tHAECQVuO8M/s200/Sign.JPG" border="0" alt=""id="BLOGGER_PHOTO_ID_5194078454362501426" /&gt;&lt;/a&gt;&lt;strong&gt;A National Landmark&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;After her death in 1960 at the age of 96, Mr. &amp; Mrs. Van Eaton cared for the estate for a time but sold it after it became too much for them to handle. When the Woodland Federated Garden Club heard it was to be bulldozed to make way for an industrial site, they decided to save it and succeeded in having it declared a state and national historic site. &lt;br /&gt;&lt;br /&gt;In order to get a grant-in-aid to restore the house, it would be necessary to purchase the entire property. One of the members of the Woodland Federated Garden Club, Daisy Button Grotvik, traded seven acres of land she owned in the Woodland bottoms for the four and a half acres of the Klager property. She then deeded the property to the newly formed Hulda Klager Lilac Society, a nonprofit organization that had been formed in 1976 to administer the estate. In this way the land was secured, but the house also had to be purchased. The ladies of the newly formed Hulda Klager Lilac Society raised half of the purchase price from the community of Woodland and the state of Washington matched it with a like amount. The woodshed, water tower, windmill and gardens have all been restored through another grant-in-aid from Washington State and by the Hulda Klager Lilac Society, a nonprofit organization with approximately 95% of its work force derived from volunteers. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The garden is open daily&lt;/strong&gt; from 10a - 4p from now until May 11, 2008. Just this morning, our RMLS data indicated that there are 4,693 properties available in the Vancouver WA / Clark County area.  Of those:&lt;br /&gt;&lt;br /&gt;• 1,545 (nearly a third) were priced at/below $250,000&lt;br /&gt;• 1,053 (more than 22%) were priced at/below $225,000&lt;br /&gt;• 653 (nearly 14%) were priced at/below $200,000&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Of the 653 properties priced at/below $200,000&lt;/strong&gt;, 283 were detached (single family) homes.  Of the 283 detached homes, 96 are priced at/below $175,000 and 24 are prices at/below $150,000.  3 of the properties are actually priced under $100,000!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Of the 24 homes priced at/below $150,000&lt;/strong&gt;, 1 is bank-owned, 1 is a trustee sale, and 7 are being marketed as short sales.
