Jack,
From what I know about about this whole deal with Dean Casutt in -you & Brian were set up to take the fall. I would testify, about this whole thing if it would help. The MO AG's office dropped the ball in my opinion. He should be in jail. I had a friend in the FBI who had his people look at this. Since the AG's office was involved, they decided "to let them handle it". Since the people who bought the lots for the factory built homes got taken & the Liberty Townehomes folks got the shaft. This con-man has done it again in at least one other case. What about the Steve Thomas "real estate guru" & "special radio guest" that used to be buddy, buddy with Dean Casutt? I can't see where he could be an innocent bystander. I wish something could be done,before more people get hurt.

I would like any and all addresses that anyone might have for Dean Casutt. I have won a civil case in Missouri against him and I would like to collect the monies that he owes me. The Missouri AG had a chance to put him in jail but chose to also take him to civil court.

Why can't somebody nail Dean Casutt? This con-man has ripped hard working folks off for a long time all over the place. Why isn't he in prison? In the old days he would have been at the end of a rope by now. Is there justice in America or do guys like this just have their way?

Dean Casutt has just made a bundle of money on a new scam. He started a Multi-Level Marketing company in Salt Lake City. The company was funded by a real estate mogul who is heavily invested in vacation properties. Dean's MLM would refer people to time share presentations. The MLM was paid $120 for every person who was referred to a time-share presentation. The $120 was supposed to be paid out to the representatives of the MLM. In addition, there was an enrollment fee of either $99 or $299. The employees of the MLM have not been paid for 6 weeks...and as you can imagine, no commission checks have gone out either. Dean not only got away with the money of those who enrolled, but the timeshare companies that put up money in anticipation of getting people to their timeshare presentations.

Dean is currently fumbling around with software development as well. He will go to a company and promise to help streamline their accounting systems, etc by writing them a customized application. He takes half the quoted price up front then never writes the program. (he's not a programmer)

His satellite office where he runs his so-called software business from is also in Salt Lake. I can get that address for you if anyone is interested. He has partnered with a fellow to do some software development, but I don't know the details of the arrangement.

Robert : How in the hell can you become converted to Rick Koerber... He is not "Too Trusting" He engineered this from the very beginning. Read the Wyoming indictment and then follow the structure of his companies..... Come on get real. He immediately set up hundreds of LLC to funnel the illegal gotten gains into other venues....When the money dried up to bad for you.

I guess he decided to drop his suit if you became friends ?

I had dealings with Bob Blankenship, Duke Blankenship, Bob Spencer, and Dean Casutt. I gave them investment money for XRail. It is gone! What did they do with it? Not what they were supposed to do! I did locate Bob Blankenship in Texas 281-570-5152 and a friend of Bob's, Tom Brodrick, CPA,(to my knowledge has no involvement with Bob finacially).

Mortgage Fraud in Utah

Hi to everyone out there who knows what I am going through. My family and I have been a victim of an unbelievable crime. Our problems all began a little over three years ago when we met a Broker by the name of, "Bob Blankenship." We were introduced to him through a Real Estate Agent by the name of, "Gary Ford". We later found out that Gary was also employed by the same mortage company where Bob worked. The company name, New Concept Mortgage in Lehi. At the time they were in American fork. The company was owned by Gary's son, "Andrew Ford."

Meeting with Bob and Gary

My husband and I met with Bob to discuss a financing option that helped people with problem credit obtain a loan to buy a home. Prior to running into this group we had encountered other "fraudsters" here in Utah. My husbands first business partner was in charge of payroll and stole it, leaving us paying the employees out of our own pockets. This scam put dings in our credit. We rented a house to own only to find out the guy who rented it to us broke into a foreclosed property and moved us in. We found out when the notice of default was posted on the garage. This time we thought we were smarter. Wrong!!! When you don't think evil, it's hard to see evil. These guys were so darned friendly. They talked with us about people we knew in the community and church stuff.The financing they offered was a type of "Contract for Deed" or an installment contract. Bob would go on title with Eric and I and for the use of his credit, we would pay him $14,000.00. I thought that was an awesome thing for someone to do for someone. I asked Bob why someone would take such a risk for someone they barely knew. I wanted to know what the security was for them on their end. He said it was the house. If we defaulted they get the house. I knew we could build equity into the house by building it ourselves. The $14,00.00 to Bob would be made up by that equity. Bob also told us that the equity would act as our down payment. We would be out of pocket nothing. We had located a lot right next door to our children's school. We signed a REP-C with the sellers and took that to Bob to get the financing to build our home.

Divide and Conquer

I asked a lot of questions. When it came time to put this stuff in writing, I was left out.They only invited my husband to the meetings to sign papers. He was the builder so, I didn't need to go.My husband is a quiet guy. He likes to build and he is or was very trusting. He gave his word and meant it and he trusted they did too.The attorney my husband met with, "Scott Finlinson," of Ray Quinney and Nebeker drew up the contracts for my husband to sign. Eric, my husband, asked if these contracts were good contracts and if they would protect our interest in the home we built and Scott assured us they would. At the top of the contract it stated that if we didn't understand the contracts to seek legal counsel but Bob said with Scott sitting there, "You are paying Scott to draw up these contracts, if you have any questions, just ask him." We later found out Scott was in fact, Bob's attorney. The contracts Eric signed were full of holes and had items left blank. There are contracts similar to the ones Eric signed put out by the state. They have safeguards put in place for the buyer but in the ones drawn up by Scott, all those safeguards were removed. We didn't find that out until much later.

Building the House

My husband had already begun construction before the contracts were signed. The construction loan through the bank was already in place. My husband had asked repeatedly for contracts to protect our interest in the home. We knew we had signed the REP-C with the sellers, we assumed Bob couldn't take the land from us without our consent. My husband signed the construction loan docs as the builder. In the state of Utah, you can do an owner builder without a contractors license. Since we were the "owners," no problem. Bob told Eric the bank did require a qualified person to vouch for my husbands ability, someone with a contractors license. My husband sent an E-mail to the man who employed him and the man sent that information directly to Bob. Eric finished the home a little over schedule. We met with Bob in Dec. 2006 to discuss the long term financing. We were renting a condo at the time and the person who owned it was selling it. We asked Bob what to do if our long term financing wasn't ready by the time our condo was sold. He said once we obtained the certificate of occupancy, no problem, move in. He would finish up our financing and get the loan in place. Bob was looking for loans for us alone because he told us we had built enough equity in our home to qualify on our own.

Everything Unravels

We came home from work and in the mail was a loan package. We called Bob and asked about it. He said to throw it away, he had a better loan for us. He called us to his office. There was no better offer. He told us the loan he had obtained for the construction required a down payment. Bob had borrowed the down payment in the form of a hard money second. This took our loan from an 80% LTV to a 90% LTV. He also told us there were additional charges but would not disclose those to us. So, our home went from $232,000.00 to $297,000.00. We asked for a cost break down, none was given. By this time we had already moved into the house as Bob had instructed. Since we wouldn't agree to go forward with the financing without a cost breakdown, Bob had Scott Finlinson Draw up a notice that kicked us out of the home. We had nowhere to go except a hotel.

Unveiling the Dirty Deeds

These are the things we learned after we obtained our own lawyer. An addendum had been attached to the REP-C transferring the land all into Bob's name. It was forged. We found three of these, all of which had been forged and or altered as needed.The appraisal done to obtained was full of lies. It claimed the home had additional features like a fireplace, theatre room, full finished basement and so on. The appraiser, Allison Ford Wilkinson, Andrew Ford's sister. Through our counsel we obtained Bob's loan application from the bank. We were no where on the loan. Once Bob obtained the right to buy the land, he left us out. Bob's loan application was full of lies. He was asked if any part of the down payment was borrowed, his answer, no. He claimed he owned my neighbors house as an investment property. My neighbors had paid off their house the year before.I took all this to the bank and the bank ended up coming after me when I started fighting back.The other owner of New Concept Mortgage is Bob's son in law.Once we obtained an approval letter through a finance company on our own, Bob moved another family into the house telling them they bought it. He put them into the house with the same contracts, using the same attorney.Title company used, "Atlas Title." They drew up HUD statements with false information. Depending on who you were, you got different statements.

Where We Stand Today

My house sits empty. When the bank went to foreclose on it with Channel 5 present, they ended up postponing the sale. (The Bank, "First Utah Bank") Instead they made a quiet arrangement with the law firm, Ray Quinney to sell it to them. The law firm that kicked a family of seven out of their home, now owns the home. We took this case to every county, state and federal agency in our state. It took forever to get their attention. By the time we did, we had found millions and millions of dollars in fraud, affecting hundreds of people. Many of these victims can't afford to fight either. Word of MouthI will post other stories on this face book sight. This is a word of mouth business. It started by word of mouth and it can be stopped by word of mouth. Pass this on to your friends, post your stories. These scam artists are living well on the money they steal, while we fight to pay an attorney and maintain a roof over our heads.
