Can You Help Me Keep My House?

My house is in foreclosure and scheduled to go to auction Nov. 4. I am working diligently to prevent that. If I can make a payment by the end of the month, it will come out of foreclosure. I have a large check coming in January and a business I'm building to become self-sufficient.
If I can sell 500 copies of my ebook, "Awakening Consciousness," this month, that will pay the mortgage. Does anyone have any ideas about how I can do that?

More than 24 hours and nobody even show up? Does the phrase "help me" make you turn your head away? Isn't this supposed to be a COMMUNITY?
Ok people, let's do something about this. Nobody would like to be in her situation, but it could be any of us.

It's so kind of you to help @ amtelemarket and so open of Jacqueline to come here for help.
I am sorry but I've been a victim of scams before and I am a bit reluctant on this one. I know it's just $5 dollars for the e-book but well you know 5x500 is like huge amount.
Can we ask for a proof or something about the foreclosure notice, what bank, where was the property located and stuff. I'd rather be too rigid about this than to be laughed at my back and be called a fool. We can never be to cautious you know.
I know there is Karma and it's going to get those who just want to fool people.-
I've had a busy day today and just could rush over here a few hours ago. Now I came to comment and can see that Jaqueline already answered you to address your concerns.
You were right anyways, being played fool is not funny. But I just went to read her blogs and had a good hunch abour her (is not unusual that I act on impulse, LOL).

I actually was asking for ideas on how to sell the book, not begging bloggers to buy it, but I am deeply grateful to those of you that have. If it is something that interests you or you just realy want to help then I am delighted to have you buy your own copy at my web site. Countrywide is the mortgage holder. The foreclosure date was July 29. I'm not going to put personal info on here for obvious reasons, but greater detail may be available upon request.
Here's what happened:
My husband moved out in June to get his own house with his girlfriend he'd been dating since last October. He took most of the money from our joint bank account, including my half of the tax credit we got, and filled his house with brand new furniture and electronics. He has 3 kids from a previous marriage who went with him. I have one from a previous marriage and I have our 5-yr-old.
I was on disability for 4 years because of 13 surgeries, 6 of which were on my knees. I used that time to start college and a business, (that isn't even visible online yet). The insurance company said that because I go to college -ONLINE- I'm not disabled so they stopped my coverage. That was April. My husband stopped paying the mortgage in April, which I didn't know.
I sold everything I could in garage sales and on eBay and applied for state assistance. It took 2 months to get food stamps. We went to food banks, and got help from our church to keep the utilties on. My husband goes out for pizza every saturday night, takes his kids and girlfriend to ball games, and does not help us at all. He doesn't pay child support because we are not divorced yet. I went to legal aid, but they don't have time for me. I can't afford a real lawyer right now. The only work in this middle-of-nowhere- rural town is McDonalds, Circle K, and WalMart. All working on your feet, which I can't do. None paying enough to cover daycare.
I started classes again in August and got my financial aid in September. Half of it went to pay back those who helped us and pay all the bills in full. (That felt really good!) I have enough left to pay the utilties, car, and buy the non-food items we need through January. Then I get another financial aid check.
A lot of this has been discussed on my Recovering from Abuse blog and on one of my Squidoo lenses, www.squidoo.com/JacquelineStone. I was earning some income from a position I got in September as an author's assistant, but they had a big emergency repair and she had to lay me off. I also am a distributor for Holy Tea and Young Living Essential Oils, and I make some money from Squidoo and Amazon. That income isn't very much yet, but I expect it to increase over time.
I sent out the call for help because I know that God is ultimately my source for everything I ever need, but God works through people. I don't know how this is going to work out, but I know with all my heart that it is. I am remaining open to inspiration, guidance, and any creative way that the Source of all things has in mind to fulfill our needs. Maybe someone out there has a great idea about getting an ebook out to lots of interested people. I'm not asking for hand-outs, just for ideas. Sometimes, when we're too close to a situation we can't see the solution.

I just ran into your post - I'm a Realtor with over 20 years of experience and it sounds to me like you may qualify for a "hardship" situation with FHA. FHA is offering 2 new refinance options which would lower your monthly payment so you wouldn't have to struggle with it and you could keep your home. One program is called FHA Secure, the other is new as of this month (Oct. 1st) called Help For Homeowners ( H4H ) Loan Program. * If you have an ARM Loan - use FHA Secure. If you have a Fixed rate loan - use H4H.
Call your lender CountryWide and ask if they will work with you on these programs. If not, call another lender - many are doing these loans because they don't want to see any more homeowners lose out...

Promote, promote, promote! I say post info about your book anywhere you can, Craigslist..? Also, if you have a little less than a month, then why not get another jog? If your at all able, I mean. Even seasonal retail work will pay at least half of what you need. It's too bad AIG is getting money handed to them so they can pay off luxery trips for thier management, while citizens like yourself are fighting to keep their houses. I'll pray for you. Unfortunately though I am a starving student, and $5 means lunch or a subway ticket...I wish I could help.

I don't know how to sell a book, but perhaps this info may help since you are with Countrywide. Bank of America, the bank that bought over Countrywide has agreed to settle potential lawsuits and modify mortgages by Countrywide to save people from foreclosure. I know this is a really tough time for you, but have you discussed your situation with the mortgage lender? Maybe they can defer your payment for a month or two. It's worth a try. I'm sure they would rather see you stay in the house and keep paying your mortgage, rather than have it go into foreclosure in this kind of market. Chances are that it would sit on the market for a long time. I hope that you are blessed with a good resolution to your situation.

Have you talked to Countrywide about your situation? They don't want your house. They should be willing to negotiate something with you. Is it in your name or your husbands? or both? Maybe family or even your ex would be willing to help you out temporarily and then you could sell the house after it's out of foreclosure and split the diff. I don't know just trying to give you some ideas. Check out ClarkHoward.com, he may have some specific info for you.

Countrywide wants me to short-sale the house. It's in both our names, but he wants to go bankrupt. I have talked with them about it, but they don't like the fact that I'm disabled and self-employed. It doesn't show reliable income. I am applying with HUD, but they want to see me make one solid payment. Then they will refi the house at a much lower interest rate, lower payment.
As for my ex helping out, he said I should take the kids to a homeless shelter. -
I'll go over to some of your sites and give them a bit of stumble and digg love; I'll try and lensroll and link to some if they are related to my own sites.
Try and write a few articles about your ebook (no blatant promotion, just articles that would be useful to people that would be likely to buy your ebook) and submit them to some free article directories (Ezine articles, GoArticles, etc.) and also stumble these articles.
If you are a member of any online forums, add a link to your signature if allowed.
Maybe you could try calling your local radio about this and ask for an interview; the way your ex is treating you is unbelievable; even if he's not willing to help you out he should at least think of his child who lives with you; some listeners might go online and buy the ebook out of compassion. You never know, you might get lucky if Oprah got to hear about your story (I bet you'd sell way more than 500 ebooks then!). -
sophielc, what a great idea! Two newspapers did a story on us last February because we both made the All-State Academic Team. Those reporters might be interested in a follow-up story. There's also a Christian radio station that we listen to from time to time, K-Love, who might be willing to do a brief spot. I know a lot of people are in this position right now and I pray for every one of them. Maybe if I can sell enough books to pay the mortgage it will give other people ideas about how they can save their house, too.
It's funny you mention Oprah. I wrote her producers back in July about someone I know who is doing wonderful work in the world. She interviewed him a month later! You never know until you try, so it's worth a shot.
I just joined Ezine articles and am preparing some of my work for submission. You get to put a little bio and link on the bottom of them, so that should help. I'm also putting the story up on OnenessforAll.com and Global Oneness Commitment.
Quick update: I only have to sell 397 more books! Bloggers and Squidooers are the best!!! -
Update: One of the newspaper reporters who interviewed us last Feb is coming to the house Wednesday morning to interview me about all of this. That paper goes out to the whole county!
I went to Oprah's web site and put the whole thing up there. She has a lot of followers who would really enjoy the book. Who knows? -
go to www.wishuponahero.com, list the situation with as much proof as possible (a mortgage statement with the address & account # blacked out would be prefect), explain what you are selling and most people there will buy it up, after all they go to that site just to help people.
Also how much have you raised? With verification of debt and the check for January I could probably wipe out most of it. I don't really throw money at something without a lot of verification, so if there is plenty of that I may be able to toss in the remaining amount due.

Between bloggers, people on Squidoo, and our community at home I only need to sell another 396 books. I spoke with the pastor of our church, who is also a good friend. He invited me to speak to the congregation on Sunday, and bring fliers.
I have always had a lot of faith in people, but this still amazes me. The outpouring of support is more than I had hoped for. I believe that prayers are heard and answered and right now I have all the support I need to move forward with my life. This IS going to happen! Sometimes, you just need to be willing to risk a little embarassment and let people know that you can't do everything yourself. It is a bit unnerving to expose my life like this, but maybe I needed a little humbling to remind me to trust in the power that is greater than that which is in the world.

This my be of help. i have pulled up all the docs for FHA new program. Its called hope for homeowners. this took effect on Oct. 1st 2008. This program allows you to qualify for a fha home loan even if your in foreclosure, have late payments etc... it stays in effect until Sept. 30 2011. they will adjust your current mortgage to current market values and the origanl lender will write down your original note. Take a look a the docs here if this is of interest to get a lower payment on your mortgage and a credit score doesnt matter for this program. creditrestorationexpert.com/credit/category/mortgages/ . i really hope this helps, any other questions just ask.

I can totally relate to your situation. It was a long time ago but my ex husband decided to go on a 3 day weekend fishing trip and he never returned. I had two small children one still only months old. He finally called me at work Tuesday morning and said I'm leaving. Yep some not all, but some men can be real jack-asses. Pardon my hostility...lol. That was back in 1982. But you just keep a positive attitude and I will keep you in my prayers sweetie and by the way I just got a copy I hope it helps.
I am a cancer survivor and I have learned to have an attitude of Gratitude for every blessing no matter how big or small. And I have also learned that by helping others that makes me happy. And trust me sweetie karma will get your hubby one way or another I know from experience.
My ex-husband, had to let his Mother-in-Law come live with him and his new wife...LOL. In closing I will just say GOD IS SO GOOD!!!

Countrywide will work with me, but they want one payment for good faith. That stand to lose about $80,000, maybe more, if they take the house. One like mine sold in the neighborhood last spring, after 2 years on the market, for $25,000 less than they paid for it 3 years earlier. There are at least 15 houses in this small development that have been sitting empty for a long, long time.
The PMI (Property Mortgage Insurance) just came off the payment!!! Bewteen that and the refi, my mortgage will be cut in half. Yippee!
I have visited and bookmarked all of you, and added you to my fav.s and follow list. Hope it gives you a lift.

make an employment site with forums and interactive content. that is what a friend of mine told me who is an entrepreneur because right now selling things like ebooks are hard because people have no reason to spend money outside of food and the basics, the interet may not be crashing but online consumption patterns are drastically changing.

Have you advertised on Craigslist? You have to be creative but you can advertise under small biz, books, lessons, therapeutic...and if you're feeling gutsy post it in the RnR section of San Francisco, Chicago or Boston.
That is what I would do in a pinch.
This is off topic but can you negotiate all your other bills or put them off as long as possible to free up some cash for your mortgage? Just a thought.

Another idea: Have a testimonials page on your BLOG so basically people from BC and elsewhere that have bought and read the book do a quick blurb or review. Do the same on the ordering page.
In the same post link to ordering information (keep it very simple and make it easy to purchase) and keep the same post on top until you make your payment.
Promote like crazy! Bradhart had a good idea too make fliers so when people go to your blog they see what others have to say. -

Only 307 books to go now with 20 days to get the payment in. I have to study today for my Sociology midterm. School still has to get done.

Listen ms Stone I am in the same position you are in. For the whole story read my blog.(Hollyb27.blogspot.com)this is a little of what I have been doing for over a year now. Saxon Mort. won't work w/ me so my home comes up for auction once a month.I pack my girls 4&5 yrs old a picnic and some of their fav toys we go to the courthouse steps and wait from 9AM-4pm.I ask people who come to the auction not to bid on my home and they don't.I know it is a little wacky and believe me I have to swallow a lot of pride when I do it but the important thing is I have ruffled the tail feathers at saxon mort. and I got a call from saxon last wk saying they want to do a loan modification. so what I am trying to do is promote my story and tell as many people as I can to go down to your courthouse on aution day and ask people not to take your home away.
