Since 1986 I have bought and sold real estate.
I buy without banks.
I use options, lease options, sub2, land contracts, seller carry back second mortgages, and more. Sometimes I will Joint Venture with sellers.
I sell for cash or on a lease option.
For rehabs I will use private investors. This can be 401(k) or IRA money from their retirement funds.
I train real estate investors to:
Buy Creatively
Sell Creatively
Get Private Money
Set up a home business using a LLC or Corp.
Learn small business skills, such as sales, marketing and negotiation.
